Q. How is the rent paid? – The rent is paid directly into our specified account within 24hours of the payment being made to us.
Q. What Deposit scheme do you use? – All deposits are registered with DPS ( The deposit Protection Scheme ).
Q. Do I need a tenancy agreement? – Absolutely. The tenancy agreement sets out the rights and obligations of you and the tenant.
Q. What happens if the tenant wants to leave before the tenancy has completed? – The tenant are held to contract and will have to give at least a months notice. Giving plenty of time to find a new tenant.
Q. Who pays for damages? – At the end of the lease any damage a tenant is responsible for is deducted from their deposit. Sayat will carry out a pre-tenancy inspection and produce an inventory which will be given to the household to make any comments within seven days of occupancy. If any damage has occurred, we will use this at the end of the tenancy to determine damage.
Q. Do I need a property inventory? – An inventory is a detailed list of the contents and condition of your property taken before the tenant moves in. It is important that if there is a dispute over damages that an inventory has been taken with photo’s, to prove condition before tenant entered the property.
